Ready to embrace modern living and functionality, homeowner Gordon Church got in touch with Refresh Renovations to discuss the possibility of extending and updating his home in Lysterfield, Victoria.  Renovations specialist Paul Cree took Gordon through the Refresh process, ensuring that, before any work began, Gordon was more than happy with the design and that it was within his budget.

House renovation specifications

“The house was a 3 bedroom property with a single bathroom, separate toilet and laundry”, says Paul. “The original kitchen was dated and very small by modern standards. We modernised the layout by rearranging the laundry, toilet and bathroom areas of the house to create a separate ensuite and main bathroom, with the main bathroom including a built-in laundry hidden behind glass sliding doors.”

Bathroom renovation

In the main bathroom, Paul and his team installed a walk-in shower with semi-frameless shower screens, providing Gordon and his family with spaciousness and easy-access. The floor was re-tiled and a double vanity was installed, with a Mirostone solid surface benchtop. In the ensuite, a stylish freestanding bathtub added a final splash of relaxation and luxury.

Kitchen renovation

To create more space in the kitchen, Paul’s team carried out an extension. This provided plenty of room for a new functional design. A kitchen island was installed, using the same Mirostone benchtop as the bathroom, and UV painted cabinet doors increased the durability of the new kitchen. White tiled splashbacks were used around the cooking area, adding a touch of a traditional appearance to the otherwise modern design.  
“An increase in the wall opening between the kitchen and the living area opens up the space, making the areas more connected”, tells Paul. “We looked at the indoor/outdoor flow and created a covered outdoor area, accessed from the kitchen/dining area through twin sliding doors. The outdoor decked area now has a very realistic composite decking for maintenance-free good looks.”
As with any renovation, there were a few bumps along the way. In this case, it was termites.
“During construction, we came across live termites, which had to be treated, and repairs were made to the termite damaged timber”, tells Paul. “New engineered timber floors were installed throughout the house, adding warmth and a light airy feel.”
Factoring in some additional time and costs, due to termite damage and some additional requests from Gordon, the project was completed within 5 months for $189,700.
