A stylish yet understated master suite extension in Shannon, Manawatu

Building a master suite sanctuary was one thing, but tracking down an enjoyable renovation experience was another. After a prior renovation, this Shannon homeowner engaged Refresh to guide them through their home extension.

Learning from the past

Creating additional living space is one of the best ways to secure a good return on your renovation investment, especially if it’s a bedroom. Shannon homeowner Sammy’s 1970s property already had three bedrooms, but she and her partner wanted to build an extension to house a new master suite, including a spacious wardrobe and fully fit-out ensuite. Taking their property from three to four bedrooms would add value should they decide to sell in the future, but creating a sanctuary master suite was an investment the pair could enjoy in the present. 
They had undertaken other renovations on the property, resulting in a half-finished kitchen. Sammy didn’t want to make the same mistake twice, so she got in touch with Refresh Manawatu in search of reliable, professional, and comprehensive home renovation services. Local Renovation Consultant Wayne Gordon visited the Shannon property to discuss Sammy’s visions for the new extension.

Expert guidance

Designing a master ensuite from scratch is an exciting opportunity but homeowners can often find themselves overwhelmed by the number of choices to make. From the start, Wayne guided Sammy and her partner through every step so they could make well-informed decisions. The existing bathroom in Sammy’s home didn’t have a bathtub, so that was a top priority. Overall, the couple wanted to achieve a modern design with stylish elements; they were keen on a spacious shower and tiled feature wall. 
After discussing details and refining the scope, Wayne provided Sammy with an estimate of about $156,000. Sammy and her partner decided that to save money, they’d take on a few elements themselves — building a deck and painting. With the decisions finalised, they agreed to the cost and were ready to move on to the building stage. 

Building the extension

In addition to Wayne’s extended network of industry professionals, he also has an in-house team which includes Project Manager Zoe Blease. Zoe joined the project in February 2022, when the construction phase commenced, to oversee the day-to-day happenings on site. 
Supply chain issues hindered the build and unfortunately, there’s not much to be done. Zoe and Wayne communicated transparently with Sammy and her partner and worked diligently to amend the timelines, doing their best to keep the project on schedule. Without engaging Refresh, Sammy would’ve had to coordinate all of the subcontractors and suppliers on her own, which easily could have landed the extension in the same position as the kitchen. But thanks to Wayne’s professional contacts and Zoe’s professional project management, all Sammy had to do was be patient, knowing the team had it under control.

Job well done

In October 2022, the extension was completed for $170,000 — the additional costs incurred by a second feature wall that Sammy requested, material variations, and extra labour and materials required for unforeseen work executed between the extension and the existing home.
The additional investment was well worth it as the new master suite is a fantastic addition to the property and flows seamlessly to and from the main home as if it was always there. Opting for the floor-to-ceiling tiles in the ensuite proved to be a great decision in creating a truly impressive but understated look. A large sliding glass door connects the master bedroom to the backyard and fills the space with natural light. Double wardrobes provide plenty of concealed storage and, of course, the luxurious star of the ensuite is the spacious soaker tub. 

Final Thoughts

Despite the unavoidable delays caused by the supply chain, the extension came out fantastic. Everything on the couple’s wishlist was achieved and they’re left with a beautiful place to relax and sneak away from the hustle and bustle of the outside world. The spacious wardrobes, open bedroom, and high-end ensuite are sure to catch the eye of potential buyers down the road but will provide ample enjoyment for Sammy and her partner now, in the meantime.
